1.   Download my management agreement , review it, and see if you find any "show-stoppers" in it. Call me with any questions you have about it.

2.   I must see the property, including the interior of the property, before I can price it or commit to manage it. You must arrange access for me. You may meet me with a key, leave a key for me in a lock-box, or mail me a key. As a last resort, owners have hired a locksmith to pick the lock, make a new key and give me a copy of it.

3.   After visiting the property I will conduct a "Market Rent Survey" of rents for similar properties in the area. I will share this with you and we will agree on a price and marketing strategy for the property.

4.   We will execute a management agreement.

5.   I will conduct a "Property Intake Survey." Though I am not a licensed home inspector, I will survey the property using a checklist to satisfy myself that it meets the habitability requirements of the Uniform Housing Code and that it is in acceptable marketing condition. If I find any defects of concern I will make a "punch list" of recommendations for the owner.

6.   When all the items on the punch list are complete I will market the property to generate tenant inquiries.
