We frequently get calls from landlords in trouble: The tenant hasn't paid the rent in months, the property has been trashed, and the owner doesn't know what to do.

To get you in control, we will:

• Dispossess your tenant
• Clean up the property and get it "rent ready" for the next tenant
• Market the property
• Install a new tenant
• Manage that tenant

The cost for this service is a flat fee of $500 plus expenses for the dispossessory. We are not attorneys. After a management agreement is signed we will engage a legal service on your behalf to pursue the dispossessory. Expenses for simple dispossessories usually run $350 to $550. Complex dispossessories have higher expenses. To repair the property and make it "rent ready" for the next tenant we will coordinate the activities of vendors as required and charge a 20% "project management" fee.
